Ep 9. Property Virgin

In this episode of Selling New York, titled "Property Virgin," we are introduced to a young couple who are looking to buy their first property together in the Big Apple. The couple is made up of real estate agent Caroline and her boyfriend Phil, who is a chef.

Caroline has quite a bit of experience in the New York City real estate market, but Phil is a complete newcomer to the world of property buying and has no idea what he's looking for. As a result, Caroline takes on the responsibility of educating her partner and guiding him through the process of finding and buying their dream home.

The couple has a budget of $1.5 million, which may seem like a lot of money, but as any New Yorker knows, it doesn't go very far in this highly-sought-after market. Caroline takes Phil to a few properties that she thinks may be of interest to him, and they quickly learn that they will need to compromise on their wish list in order to find something within their budget.

Their first stop is a stunning loft in the trendy neighborhood of Tribeca. With an open floor plan, exposed brick walls, and soaring ceilings, this property checks all the boxes for Caroline's tastes. However, Phil is not so sure about the location, which is not close to any of the restaurants where he works.

Next up, the couple visits a more traditional apartment on the Upper East Side. While it's more centrally located and has a spacious layout, the building is a bit older and lacks some of the charm and character of the loft. Phil seems more on board with this property, but Caroline remains skeptical about whether it's the right fit for them.

Their last stop of the day is a surprising one - they visit an actual townhouse in Brooklyn. While it's not in one of the most upscale neighborhoods, it's a lot of space for their budget, and Phil is excited about the prospect of having his own kitchen to cook in. However, Caroline is hesitant about the location and doesn't want to commit to moving to Brooklyn just yet.

Throughout the episode, Caroline and Phil continue to struggle to find a property that meets all of their needs. They consider a few more options, including a beautiful apartment in Chelsea and a massive unit in a new development in Long Island City. However, each property has its own set of compromises that they're not sure they're ready to make.

The episode ends with Caroline and Phil still on the hunt for their dream property. While they've learned a lot about the market and about what they're looking for, they haven't quite found the perfect fit yet. Will they be able to find something that meets all of their needs, or will they have to continue compromising in order to find something within their budget? You'll have to watch to find out!
