This 2005 indie drama stars Noah Wyle (The Librarian, Donnie Darko), Illeana Douglas, Kate Mara (House of Cards) and Cloris Leachman. Gavin's fortunes all seem to be turning in his favor as he puts up one glamorous housing development after another in the varied and ritzy suburbs of California. However, when he attempts to start construction plans in his sister's home of Marin County she, a zealous environmentalist, opposes his schemes, stating that the country should be preserved as it is. Gavin's sister is aided in her quest by a beautiful and enigmatic folk singer who begins to sing songs protesting Ransom's construction project. Unbeknownst to Ransom, who begins to fall for the beautiful singer, his sister is a long closeted lesbian and she too develops feelings for the songstress. Ransom and his sister thus wage a battle over both the future of the town and the heart of the mysterious singer, hence the film's tag line, "All's fair in love and war."
