Though Tim seems like a perfectly normal person, with a good life and a lovely girlfriend named Jessica, he harbors a dark secret about his childhood. Despite the typical parental assertion that the Boogeyman does not exist, he was and has continued to be a firm believer in the urban legend, for he watched the notorious villain murder his father. On a Thanksgiving trip with Jessica to her family's home, he receives a premonition of his mother, prompting him to return to his childhood home, where his greatest fear began. He learns about a young girl who lives at the same psychiatric hospital he was committed to after witnessing his father's death, and that she is being haunted by the same Boogeyman, who has taken up residence in her bedroom ceiling. Resolving to go back to his old Victorian-style home, he briefly reunites with a childhood friend, Kate, though the trip is wrought with the Boogeyman's presence. In the home's woodshed, he meets a young girl named Franny, who asks about his family secret, whether his father was killed by the Boogeyman, leaving spine-chilling missing persons reports behind, all of children who were killed by the Boogeyman. After a visitation from the children's eerie ghostly forms, Tim faints and ends up back in the house, where he is rescued by Jessica to take him to a quiet motel for the night. Unfortunately things don't go well when Tim leaves the room briefly and Jessica is killed by the Boogeyman. Tim panics and returns to his house.. On the way, Tim sees the Boogeyman everywhere, and find in his own old house to find many descriptions of the Boogeyman as well as a chair facing the downstairs closet door. He is visited again by Franny, and met by a worried Kate, who helps him in his final showdown with the monster.
