In this meeting, Kirman explains that it’s difficult to market this house on the beach because the front door doesn’t face towards the ocean, whereas for Malibu properties, a direct view of the ocean is the norm.

Kirman, with his team, takes a walk around the house to analyze the opportunities to make a sellable plan for this unique property. He suggests adding a pool with a more modern, sleek design, which would complement the overall look and feel of the home, while reflecting the property's true essence. Kirman advises a few other changes to make the curb appeal more inviting.

The plot thickens when Kirman’s team meets with the appraiser, Jessica Estrada, who has been called in to assess the property's value due to its unique design and location. Estrada examines the property inside and out, pointing out several flaws that will hinder its ability to sell, including, but not limited to, the lack of attention paid to the landscaping that fails to highlight the property's most significant selling feature, and the use of darker tones and furnishings that don’t match the properties prime bright location, hurting the aesthetic.

As the episode progresses, we witness Kirman and his team working tirelessly to stage and market the property as an inviting, spacious luxury home. They invite potential buyers to attend the open house event, hoping to create enough buzz around "The Cold Box" to land a serious buyer. At the open house event, we get to see how various potential buyers view the listing, ask questions, and provide feedback to Kirman and his team. Through this open-house, we see the start of the journey the property is likely to make towards sale under the supervision of Kirman and his team.
