Ep 1. A Stately House On Sanders

As the fourth season of HGTV's Good Bones starts up, the mother-daughter home renovation duo, Karen and Mina, are taking on their biggest project yet: a stately home in the historic district of downtown Indianapolis.

The episode, "A Stately House On Saunders," introduces viewers to the massive undertaking Karen and Mina face when they decide to take on a 4,000-square-foot, five-bedroom, three-bathroom, three-story house built in 1905 that hasn't been updated since the 1950s. The home is in dire need of repair, with water damage throughout several rooms and a kitchen that's more than outdated.

The pair decide to tackle the home's exterior first, with a fresh coat of navy-blue paint and black accents on the shutters, trim, and front door. Karen and Mina transform the front steps, laid with brick, into a beautiful new porch entrance, perfect for enjoying the lovely tree-lined street. The new shutters and window boxes give the home a modern, polished look.

Mina and Karen then take on the first floor of the home, which has a unique feature: it's two feet lower than the rest of the house. This leads to some interesting design challenges, such as figuring out how to transition smoothly from the higher part of the house to the lower.

Once the foundation is stabilized, the team starts taking down walls and removing carpet to create an open-concept kitchen and living area. The mother-daughter duo removes a section of the ceiling to bring more natural light into the space, creating a bright and airy environment.

The beautiful new kitchen features a large center island, brand new stainless steel appliances, and custom cabinets. No longer will the homeowners have to work in a cramped, outdated workspace. With a comfortable living area just steps away, they'll never be far from their guests while entertaining.

The team leaves no detail untouched, with a brand new half-bathroom and laundry room tucked under the grand staircase. The episode culminates with Karen and Mina showcasing the completely transformed first floor to potential buyers, hoping to get top dollar for all the hard work that they've done on the home.

"A Stately House On Saunders" showcases Karen and Mina's ability to turn a true fixer-upper into a modern, functional space while respecting the home's past. This episode sets the stage for what looks to be an exciting and challenging fourth season of HGTV's Good Bones.
