Lisa and Matt are a young couple who could use some help renovating their main floor apartment. Matt, a contractor by trade, has already done some work on the space, but with Lisa's disabled brother coming to live with them, they need to make some changes to ensure he will be comfortable. In this episode of Income Property, host Scott McGillivray meets with the couple to evaluate their needs and come up with a plan to transform their home.

Lisa and Matt's main floor apartment is in an older building, and while it has some charm, it also has some quirks. The layout is a bit awkward, with a long, narrow living room that is divided in two by an archway. There are also some accessibility issues, with a step up into the bathroom and narrow doorways that may not accommodate a wheelchair.

Scott is impressed with Matt's work so far, but sees plenty of opportunities to make the space even better. He starts by discussing the couple's budget, which is tight but workable. He then suggests some changes to the layout, such as removing the archway to create a more open living space, and widening the doorway to the bathroom to make it wheelchair accessible.

Next, Scott focuses on the kitchen, which is cramped and outdated. He recommends replacing the old cabinets and countertop with a more functional and modern design, and installing a new sink and stove. He also suggests adding an island, which will provide extra counter space and storage, as well as a place for Lisa's brother to sit and socialize.

In the living areas, Scott suggests new flooring, lighting, and paint to give the space a cohesive and inviting look. He also recommends adding some built-in shelving and storage to maximize the use of space.

Throughout the episode, Scott is mindful of Lisa's brother's needs, and seeks to create a space that is comfortable and functional for him. He consults with occupational therapist Karen Misquitta to ensure that the changes they make will be appropriate for someone with mobility issues. Karen offers suggestions for handrails, door handles, and other small details that can make a big difference in improving accessibility.

As the renovation progresses, Lisa and Matt are thrilled with the transformation they see in their apartment. The new layout is much more open and inviting, and the new kitchen is a vast improvement over the old one. The new lighting, flooring, and paint give the space a fresh, modern look, while the added storage and shelving make it much more functional.

The episode concludes with a tour of the finished space, and Lisa and Matt expressing their gratitude to Scott and his team for their hard work and dedication. They are excited to welcome Lisa's brother into their new, improved home, and confident that he will be comfortable and happy there. Overall, this episode of Income Property showcases the power of thoughtful renovation to improve accessibility and make a space more functional and livable.
