HGTV's Property Virgins is a show geared towards educating a first time home buyer as they enter into the real estate market in both Canada and the United States. Having never purchased a home before, the tasks involved around it can be quite daunting for the newbie. With this in mind, the show walks the buyer through several processes, including first understanding realistically what they can and cannot afford. Once the buyer comes to understand what they can afford, the show then takes them to view several different properties in order to compare them against each other. These properties can be located in the buyer's desired area or outside in an effort to familiarize the prospective buyer on what types of properties are available in their price range. In addition, the show will address whether the buyer wants new construction or is open to putting in a little sweat equity and on whether the buyer wants to have a detached single family home, an attached or duplex type of home, a townhouse or a condominium. Once the buyer decides on a particular property that they now wish to purchase, they are then instructed on the offering and/or bidding process that will be involved, including whether the house is overpriced to comparables in the same area, is fair market value or has been priced for a bidding war. Also discussed is having a home inspection done so that anything unforeseen can be addressed before making and accepting a final offer on the property. In addition, the buyer is also educated on what can be expected if the property is being sold through a short sale or is in foreclosure and how that can affect the timing of the sale.
